Some homes have one big selling point.

This one kept giving us another.

Four bedrooms with an option for Five. Creativity abounds!

A dedicated office.

Two-car garage.

No HOA fees.

Walkable schools.

Bike paths that connect you to so much of Hilton Head Island.

Shopping and restaurants just minutes away.

A private wooded backyard.

And then there's the Tiki hut.

Around our office, we eventually started referring to 20 Hanahan Lane as "The Everything House."

It wasn't planned. Every time we talked about another thing buyers tell us they're looking for, this house seemed to check another box.

And now, it's officially on the market.

But the Best Thing About This House May Not Be the House

When I asked the owners what they'll miss most about living here, I expected them to mention the backyard.

We'll get to that backyard, because it's pretty special.

But that wasn't their answer.

Convenience.

After nearly 20 years helping people buy and sell real estate on Hilton Head Island and throughout Hilton Head Island, Bluffton & the SC Lowcountry, I've come to think convenience is one of the most underrated luxuries in a home.

Buyers start out asking about square footage, countertops and bedroom counts.

Years later, they talk about the things that made everyday life easier.

For this family, that meant walking their children to school.

It meant hopping on the bike paths and riding instead of getting in the car.

It meant taking the dog for a walk and actually enjoying the walk.

It meant being close to Main Street, shopping, restaurants, the Recreation Center, Skull Creek, the beach and the bridge to Bluffton.

Those little conveniences add up.

And eventually, they become the way you live.

There Is a Lot to Love About the North End of Hilton Head Island

The north end doesn't always get the attention some of Hilton Head Island's better-known resort communities receive.

I think that's part of its charm.

You get the island lifestyle without feeling removed from everyday life.

From 20 Hanahan Lane, Main Street and everyday shopping are nearby. The waterfront restaurants along Skull Creek are just minutes away. Cross Island Parkway makes getting to the south end of Hilton Head surprisingly easy, while the bridge to Bluffton is convenient in the other direction.

And when the beach is calling, you're just minutes from beautiful Hilton Head Island beaches, including Islanders Beach.

Then there are the pathways.

Hilton Head Island is one of those places where getting somewhere can actually be part of the fun. Hop on a bike, take the long way home, walk the dog beneath the trees, or simply head out without much of a plan.

That's island living too.

For Families, the Location Is Hard to Beat

This is one of those details you might skim past on a listing sheet but appreciate enormously when you actually live here.

The Hilton Head Island public school campus is within walking distance.

That includes:

  • Hilton Head Island Early Childhood Center
  • Hilton Head Island IB Elementary School, with International Baccalaureate programming and Spanish or Mandarin Chinese dual-language immersion options
  • Hilton Head Island School for the Creative Arts
  • Hilton Head Island Middle School
  • Hilton Head Island High School

The Island Recreation Center and Boys & Girls Club are nearby as well.

For the current owners, being able to walk their children back and forth to school for years wasn't simply convenient. It became part of their family's story.

Now those children are heading off to college.

I love that.

Homes mark time in funny ways. One day you're walking little ones to elementary school. Before you know it, you're talking about college.

And the house that held all of those years is ready for another family—or another chapter entirely.

Four - Five Bedrooms...Plus an Office

"The Everything House" nickname starts making even more sense when you walk inside.

There's a surprising amount of flexibility packed into this home.

A welcoming foyer leads to a formal dining room, expansive great room and eat-in kitchen. The spaces flow naturally into one another without losing their individual purpose, and the house feels light and bright.

One bedroom is located downstairs, giving the next owner options for guests, extended family, multigenerational living or simply having a bedroom away from the others.

Upstairs are four additional bedrooms plus a dedicated office.

Four bedrooms and two offices. Option for five bedrooms. Who doesn't love options?

That's an important distinction.

The office doesn't have to compete with a guest room. The guest room doesn't have to become the Peloton room. There's enough space to get creative and make the house work for the way you actually live.

Luxury vinyl plank flooring runs throughout, there's abundant storage, and an attached two-car garage adds another layer of practicality.

The HVAC was replaced in 2022.

It's simply a very functional house.

But then you open the back door.

This Is Where Things Get Fun

If the location is the practical reason to love 20 Hanahan Lane, the backyard is the emotional one.

You step onto a large deck surrounded by woods and suddenly the north end of Hilton Head feels very far away.

There's a fire pit.

There's a Tiki hut.

There are trees all around you.

And somehow the whole space has this wonderfully relaxed, slightly unexpected vacation feeling.

The owners honeymooned in Moorea, French Polynesia, and I can't help thinking a little bit of that memory found its way home with them.

I'm not going to tell you that stepping into the backyard magically transports you to the South Pacific.

But...

Pour something cold, turn on some music, settle under the Tiki hut and give it a minute.

You might see where I'm going with this.

This isn't an outdoor space that was designed simply to look good in photographs.

It has been lived in.

You can picture football Saturdays out here. Friends dropping by. Burgers on the grill. Morning coffee. Kids coming home from college with a houseful of friends. A fire on one of those cool Hilton Head evenings when everyone ends up staying outside longer than expected.

The wooded backdrop makes it feel surprisingly private.

It's a little quirky.

A little magical.

And completely fun.

In a world of increasingly polished outdoor living spaces, I like that this one has some personality.

No HOA Fees Changes the Equation

Another increasingly difficult combination to find on Hilton Head Island is a single-family home with this much space and no HOA fees.

For a full-time homeowner, that can mean greater flexibility and one less recurring community expense.

For someone looking for a second home or investment property, the possibilities are interesting as well.

The property's five-bedroom configuration, north-end location and proximity to beaches, restaurants, recreation and pathways may make it worth exploring as a vacation or short-term rental investment. Short-term rentals on Hilton Head Island are subject to Town permitting, licensing and current regulations, so buyers considering that use should independently verify the property's eligibility and requirements.

What I like is that the house doesn't dictate how it has to be used.

Primary residence?

Absolutely.

Second home?

Easy to imagine.

Need five bedrooms because everyone comes to visit?

There's room.

Want a dedicated office and still have four other bedrooms upstairs?

Done.

It gives the next owner options.

Why We Call It "The Everything House"

By now you probably understand the nickname.

Four with an option for five bedrooms.

Dedicated office.

Two-car garage.

Private wooded backyard.

Large deck.

Fire pit.

Tiki hut.

No HOA fees.

Walkable schools.

Nearby Recreation Center.

Bike and walking paths.

Minutes to Main Street.

Minutes to Skull Creek.

Minutes to the beach.

Easy access to Bluffton and the rest of Hilton Head Island.

Does every buyer need every one of those things?

Of course not.

But it's unusual to find so many of them together.

What Nearly 20 Years of Hilton Head Island Real Estate Has Taught Me

One of the things I love about selling real estate here is that Hilton Head Island isn't one lifestyle.

There are oceanfront condos and quiet wooded streets.

Golf communities and boating communities.

Homes where you drive your golf cart to dinner and homes where you hop on your bicycle.

There are grand homes with sweeping views and houses like this one that simply make everyday life really, really easy.

At Allison Cobb & The Cobb Group, brokered by eXp Realty, we start so many conversations with buyers by talking about how they want to live before we start talking about houses.

That's intentional.

Because the right house in the wrong location is still the wrong house.

20 Hanahan Lane works because the house and the lifestyle complement each other.

There's room for everyone inside.

There's a backyard that makes you want to stay home.

And when you do want to leave, almost everything you need is remarkably close.

Maybe that's the real luxury here.

More time living. Less time getting there.

And maybe that's why "The Everything House" feels like exactly the right nickname.

20 Hanahan Lane is now offered for sale on Hilton Head Island.

If you've been looking for a five-bedroom Hilton Head Island home with no HOA fees, a two-car garage, a dedicated office, an unforgettable backyard and a north-end location that puts so much of the island within easy reach, this is one you'll want to see in person.
