I sat in my office today with clients who are doing everything right.

Their home shows beautifully.
It’s in a highly desirable community.
Inventory is low. Demand is strong.

And yet… no offers.

There are plenty of showings. Strong activity. Positive feedback.

But when it comes time to write? Buyers are choosing something else.

And yes… that’s the part that makes everyone a little crazy.

It’s frustrating—and I understand why.

But here’s the truth I shared with them—and it’s something every seller in Bluffton and Hilton Head Island needs to hear:

The market always wins.

You Don’t Set the Price—You Test It

As a seller, you absolutely have the right to choose your list price.

But pricing a home isn’t about picking a number—it’s about testing the market’s response to that number.

And the market responds pretty clearly:

  • No showings? → Price is too high
  • Showings but no offers? → Still too high (or condition doesn’t align)
  • Immediate offers? → You’ve hit the mark

There’s a rhythm to this. And once you’ve seen it enough, you can’t unsee it.


Buyers Are Educated—and They Move Fast

Today’s buyers are incredibly informed.

They are:

  • Comparing homes side by side

  • Working with experienced Realtors

They’re not guessing.

And I know… this isn’t always easy to hear. Especially when you love your home and feel like it should command more. I would feel the same way.

That’s your answer.

And when buyers—and their agents—are all saying similar things?

That’s not opinion. That’s data.
