Warm & Wet! Do we have your attention? Warm weather and beach...that is! This is our real estate insurance in the Lowcountry. People always have and always will want warm & wet, and Bluffton and Hilton Head Island have plenty of that to offer. The doom and gloom that some folks are seeing in the news fortunately does not apply here the same way as it does in other places. We are a destination location, and we have what people want. Purchasers are always going to be coming down this way from up north to retire and live out their dream of living by the beach. Those people that can be creative or have figured out how to work from home can make our “slice of heaven” their full time home too. The secret is out that our quality of life is better than most! 

 

The uncertainty of the real estate market is always a reality, but separating the facts from fiction is very important. The market is not shifting towards a buyers market. Purchaser activity is still very strong and inventory is still sparse. We are in what is called a transitioning market which means that sellers and buyers need to be realistic about pricing and understand that we are settling into new norms. The reason for price adjustments and days on market is that some sellers are still shooting for the moon price-wise. Many buyers continue to lose out on transactions because they feel that the ball is in their court, not realizing that inventory is still low. We have had a huge jump in market pricing over the last 2 years, and those prices have become the new normal. Waiting for the “bottom to drop” is just not going to happen. Listening to your Realtor and pricing your home correctly out of the gate is more important than ever.

Interest rates have gone up but they are still historically very low. They may rise again this year but we are still in a very good place. Many of our buyers come here with cash to purchase which further adds to the stability of our market. The difference in last year’s rates when calculating it over a 30 year period is minor. Reach out to your Realtor and ask them to connect you with an experienced lender that can explain your options and answer all of your questions. The interest rate hikes don’t apply to all real estate either, and there are competitive rates to be had depending on your situation. 

 

Bottomline… the beach and weather is our protection and insulation from real estate disparity. Don’t apply what you hear on the news to all areas of the country. Reaching out to a Realtor and getting a first hand snapshot of the market makes a lot of sense when thinking about selling and buying. Each require a certain finesse and expertise. Making sure you are set up to win is #1. Pricing is one factor in selling a home, but location, size, condition and desirability play huge roles too. An experienced Realtor can make all the difference, and in a transitioning market you want to have all the facts and backing for a successful transaction.
