A popular community is often judged by its real estate turnover, and Moss Creek remains a community of choice with very low home inventory and dramatically increased home sale values over the past few years. Moss Creek attracts all ages from families to retirees. While buyers look for different attributes in a community, most buyers look for a safe, convenient, and well-maintained neighborhood. Often times retirees who are on fixed incomes and who closely watch costs are looking for good value and a great lifestyle in that community. Moss Creek offers a little bit of it all for buyers.
The Moss Creek location is fabulous with two expansive airports within 30 minutes; two local hospitals; within driving distance of MUSC and Mayo Clinic; and a 40-minute drive to Savannah, GA, a two-hour drive from Charleston, SC, and Jacksonville, FL. Primary education options are comprised of a choice of public or private conveniently located schools. The cost of living ranks very competitively with the rest of the country with housing 15% lower than the US average and a range of property taxes that rank with the lowest in the nation. The Lowcountry offers great restaurants, fine shopping, good schools, lots of activities, festivals, many local artists, and associated galleries. All of this is available with a mood of tranquility that invites you to slow down and stay awhile! Hilton Head Island offers 12 miles of world-class friendly beaches and low crime rates, along with the Old Town Bluffton eclectic atmosphere and character. Best of the best!
Although Moss Creek carries a Hilton Head 29926 zip code, it is located on the western side of the bridge and competes with Hilton Head Island as well as other Bluffton communities. Bluffton, Hilton Head Island, and Moss Creek are in Beaufort County and represent one of the best places to live in South Carolina. Living in Moss Creek offers members, as it is a member-owned private gated community, a suburban/rural mix feel, and most residents own their homes. More and more buyers appear to be younger professionals with families looking for safety, a conservative lifestyle, and an improved standard of living. Population growth in the Lowcountry continues to be explosive. Moss Creek has a Certificate Fee of $30,000 which has to be settled at closing and can be paid by the seller or buyer. In addition, the annual Community Fee or POA is $7032 with an additional $1500 for an Activity Fee. Belfair, a community that competes with Moss Creek on about one-third of its homes, charges an Initiation Fee of $70,000 and an annual Community Fee of approximately $20,000 while offering a majority of the same amenities.
Let’s talk more numbers! Housing in the Bluffton area, although recently escalating significantly, remains approximately 15% below national averages. Property taxes remain some of the lowest in the country. Moss Creek also has the highest rate of primary homeowners in the Lowcountry (71%). This means a high percentage of the Members are using the amenities consistently.
One can’t visit or talk to a Moss Creek resident without having them talk about Moss Creek amenities with glowing reviews! They have two competitive golf courses, a Clubhouse presently under a $5 million+ renovation, pickle ball and tennis courts, a fabulous 72 slip marina, one of the south’s finest dog parks, bocce ball, a large selection of clubs, a first-class kayak launching site, a great fitness center, two outstanding pools, and a poolside restaurant. Some of our Members recently referred to Moss Creek as “their personal cruise ship!”. There are miles of bike riding and walking trails through some of the prettiest real estate in the Lowcountry. Many of the amenities are included in the community fees. Many Moss Creek members highlight the Bostwick pool and fitness area. Unlike many communities, Moss Creek allows Members to bring their own food and beverage to the pools. There is also food and beverage available from a snack bar. There are clubs galore as well as bocce ball, a fabulous playground, fire pits, and a top-notch newly remodeled Club House.
'Peeking under the covers’ will display a paradise atmosphere with 280 days of sunshine and strong individual preferences available on lifestyle choices.
