Don’t believe in the law of attraction? It is a real thing, and it shows up in real estate all the time. This is one of the unwritten laws that I see occur more often than not, and it is also something so hard to articulate to clients. It doesn’t make sense but it really is unbelievable how it works. 

A house in our area has been on the market for almost 2 years. It is priced well, has character, has a great view and is in wonderful condition but had been passed up by Purchasers over and over. I took my Purchasers over to the home last Sunday, and they fell in love with the house. They said to me, “this house has been on the market for almost 2 years so a few extra days of thinking things over shouldn’t matter, right?” Wrong. Like I always say, to all of my clients, if you like a house do not sit on it. My recommendation is to get an offer in and at least get the ball rolling. This is where the law of attraction comes into play. If they like the house, I can practically guarantee that there will be someone else that magically pops up and will like that same house too. It happens every time. It is almost like the energy surrounding the house becomes heightened and changes. Sure enough, that afternoon the Listing Agent received a full price cash offer and without our knowledge the Seller accepted and it was under contract lickety-split. 

I have another listing where the same thing happened a week ago. One Buyer shows serious interest and all of a sudden more eager Purchasers pop up ready to make offers. 

It’s helpful to let your clients know this, and share that this is not just coincidence. A Buyer always wants to have an offer in play before another offer is presented. This will give them the best opportunity to capture the best price and terms. Coming into the arena with an offer already in play puts your Purchaser at a disadvantage. Get something on paper, and get the gears turning. 

Set up your purchaser with this knowledge before you start looking at houses so they understand the concept and are ready to dive in when the time is right. The better you can set up your Purchaser before-hand, the better you look as an agent and the better outcome overall. 

Believe in this law because it is true. I have seen it present too many times in real estate when I have been on the List or Sale side of a transaction.
