Pork bellies, oil, corn and soybeans are all commodities just like the real estate market. The market fluctuates and is controlled by supply and demand, as well as weather and the financial state of the world among many other issues. The difference with real estate is that there is also heightened emotions surrounding each transaction. Shame, guilt, anxiety, anger, frustration and pride are just some of the feelings connected to a real estate transaction. People seem to attach personalities to homes and give them much more weight than is necessary. 

When a Purchaser doesn’t like your home or a Real Estate Agent gives an opinion, many owners take this very personally. I like to say — That is gold people! Take the advice and apply anything that makes sense. This is not the time to take that advice personally. Third party constructive criticism about your home is why you hired a Realtor, and logically you knew going in that not everybody was going to like your home. Do you like every home you see? My best advice is to modify as needed without judgement and get your home sold for top dollar. 

At the end of the day, the sale of your home is a business transaction! Take the emotion out of the process. It’s always most advantageous for you to take the advice that is given and work it to your advantage. If you start the process with a clear head, you will have a much better chance of landing a smart offer at a top price and good terms. Think logically. Try not to get wrapped up in the details. The sooner you understand how the system works, the easier the process of selling becomes all around. Let the flow start to work, and that happens when the resisting stops. 

This is hands down some of the best advice I can give a Seller at a listing appointment. Go into the transaction knowing that the sale of your home is a business transaction, just like any other transaction you handle that involves the exchange of goods. Emotions can filter the objective which is to get top dollar in the shortest amount of time. A Seller must look at their home with new eyes… their home is no longer their home and is now a house. A house that is ready for a new owner!
