We have said it before, and we’ll say it again… COMMUNITY FIRST! Buyers need to begin their search by looking at different neighborhoods before they start their search exclusively for a new home. It just makes things so much easier for them. Other markets are different, but in the Bluffton and Hilton Head Island real estate market, each neighborhood has its own flair, feel, and vibe. Everything matters including the amenities, transfer/initiation fees, HOA/POA fees, location, views, and age demographics (55+ neighborhoods vs. traditional neighborhoods?). We have buyers that really want to find the perfect house and begin their search without understanding the nuances of local neighborhoods. This is especially true for those buyers that begin their home search online and have not been down here yet to visit. Driving through communities and learning about their complexities offers a completely different experience versus searching virtually. 

We have purchasers that fall in love with a house in Sun City Hilton Head and don’t realize they must be 55+ to live there. We have buyers that think they want to be on the island and don’t realize the school they want their child to attend is in Bluffton. We have buyers that fall in love with Sea Pines but work in Savannah, GA. We have buyers that are sure they want to live in Old Town, Bluffton but really want a club house/golf experience. We have buyers that absolutely never golf but are looking at a community with very involved, high golf fees or buyers that really want to live as close as they can to the beach but are looking in Bluffton instead of Hilton Head. We have equestrian families that don’t realize there are neighborhoods that are horse friendly or buyers that want to be able to walk/ride their bikes to the beach but are looking at communities too far away. We also have buyers that don’t want to pay high HOA fees but still want to have a gated experience. There are so many scenarios where we, The Cobb Group, can advise. As we said, every buyer will very quickly connect with a few neighborhoods, and once they know where they want to live, finding a house is a piece of cake.

Unless purchasers are already dialed into a specific community, their preferences almost always change once we spend some time together looking at community differences. Buyers very quickly realize what they don’t like and find that what they “gel” with rises quickly to the surface. Once you know where you want to live, finding a home gets a whole lot easier. 

In this low inventory market we are currently experiencing, knowing where one wants to live makes finding a home a no brainer. Knowing the community one desires means a buyer can feel a better sense of comfort when a home comes on the market and they need to lean on their Realtor to be their eyes.
