You’ve read the headlines: Build sweat equity. DIY special. Needs some TLC. These homes are far from turnkey, but they can offer good opportunities. With the right renovations, fixer-uppers can be a profitable investment.

But is this type of purchase right for you? To answer this question, consider three important factors.

Your plans. If you’re hoping to get a good deal on real estate and flip it for a profit or rent it out for extra money, this can be a good option. Another great option is buying a fixer-upper and doing the repairs yourself in order to transform the house into your dream home. On the other hand, if you have watched a lot of real estate shows and expect to spend a couple of weekends working on the home and then make big…

The Cobb Group & Charter One have some very exciting news to share! Charter One Realty reached a milestone that is rarely seen in this market. We closed over $1,000,000,000 (ONE BILLION DOLLARS) in real estate! To put that in perspective, that’s more than three times our closest competitor who has just as many (if not more) agents. Our Bluffton, Promenade office alone has 11 individuals/teams responsible for $5M to $20M in 2019 Closings (and we still have half a month to go). The Cobb Group is one of these dynamic teams!!! A huge congratulations to all Charter One Realtors. We are so grateful to be part of this outstanding company!

Selling your home in the spring doesn’t mean you have to actually wait until spring to prepare your home for a sale. After the holiday whirlwind of festivities and guests, it’s time to get your house in order this winter for a successful spring sale.

I asked two pros, Mary Cook, president of interior design firm Mary Cook Associates in Chicago, and Judy Dutton, deputy editor of realtor.com, for advice on what you can do now to get ready for spring showings and open houses. Here’s what they had to say.

Let natural light flood the rooms. “The best way to prepare your home for a spring sale is to open it up, lighten it up and brighten it up,” says Cook. For instance, she recommends raising shades and opening curtains to let in natural light.…

Note from The Cobb Group: Foreclosures are harder and harder to come by. The good news is these are easier to purchase than a short sale as the bank acts as the seller making them a standard buyer to seller transaction. Call us to talk about availability as well as pros & cons - 843-338-7256.

Should I buy a foreclosed home?

For the right buyer, getting a foreclosed home can be an amazing deal.

You can likely purchase a foreclosed house at a major discount, fix it up, and then live in it or sell it for a tidy profit.

But new research suggests it’s getting harder to find foreclosure bargains. There just aren’t as many on the market as there used to be.

So, is it worth it to try to find and purchase a foreclosed home?

That…

A new analysis of U.S. Census Bureau data conducted by the National Association of Home Builders found that the median price for a single-family lot of land had risen 4.4% in 2018, higher than the 2.4% average rate of inflation last year.

Half of the lots nationwide now sell at or above $49,500, researchers found.

That figure constitutes a nominal national record. However, when adjusted for inflation lot prices were still higher during the housing boom preceding the Great Recession.

Nevertheless, it’s gotten much more expensive to purchase land to…

How do you usually choose the colors for your walls? Many consider their favorite shades, or they try to match existing furniture or other décor. This is how some people like to do it, but did you know that there are optimal colors for each room type?

The next time you’re ready to splash a new color on your surroundings, consider choosing a hue that suits the room’s purpose. Here are some guidelines you can use as you pick your paint.

Bedrooms: Green. This color is typically associated with calmness and relaxation. Green in the bedroom can help you rest well after a hectic day.

Offices: Blue. This shade is a productivity booster. As a calming color, it can help lower your heart rate so you can focus, yet it also stimulates…

It’s the time of year that calendars are packed with holiday parties, budgets are strained by gift-giving and the days are chilly. Alas, 'tis not the best season for real estate. But the good news is that the brave house-hunters who do venture out are very serious about buying a house and stylish trimmings will make them want to ring in the new year in your home.

“Holidays can be personal on a lot of levels, but you want to make sure your decor is neutral,” advises Amy Powers, owner of Accent Home Staging & Interiors of Atlanta. “You want to romance your buyer, not invite them to your Christmas party.”

Try these tips to get buyers in the right spirit:

  • Clean and stage. “Before you decorate, your house needs to be…
