The Super Bowls kicks off the spring real estate season in Bluffton and on Hilton Head Island, South Carolina. Historically, the day after the completion of the Super Bowl is the beginning of the spring selling season and normally lasts until the Saturday after the Heritage Golf Tournament in late April. Homes sell here all year, however, spring is traditionally when the strongest sales happen. Things were a little different the last 3 years with the flurry of the Covid-19 real estate market, but as we are starting to see some stabilization with home prices and activity, we believe that historical norms will start to return too. We traditionally sell more homes in February, March, and April than in any other three-month period of the year. Have a house to sell? Now is the time! There is more inventory to compete with but there are also a lot more buyers this time of the year and they are ready. Cold winter months and a delay of moves resulting from scares of Covid-19 have buyers more ready than ever to find their dream home in sunny South Carolina. 


It seems that between Thanksgiving and the Super Bowl, most Americans in our favorite states (those states that are most drawn to the Hilton Head Island and Bluffton, SC areas) concentrate on sports, holidays, and family. Nationally, news sources are talking about a shift in the real estate market and are screaming doom and gloom. We are just not seeing that here! It is true that inventory is overall low, but as the spring market heats up we confidently expect more and more homes to come on the market. The market here is not shifting. In fact it is stabilizing, and this is a very good thing. Yes, interest rates are high, but they will not be high forever. The opportunity to refinance in the coming months and years is a very real option. We have some great mortgage lenders locally that we can refer you to. They will go over all of your lending options. Many buyers are coming down with cash in hand and are ready to “make a deal.


There is still room for pricing growth in Hilton Head Island and Bluffton. Prices here are not going down, and we have more buyers than sellers. More and more people are looking to our area to move with their families and retire. The ability to work from anywhere has made this area of the country very attractive. The secret that we have all known for years is out. We believe stabilizing is a very good thing. The market needs to have a period of reset to absorb the flurry of the last few years. Stabilizing is certainly a positive trend. We promise you that things will continue to stay strong in our area. Hilton Head Island, Bluffton, and Beaufort are constantly winning awards for top beaches, restaurants, top vacation destinations, and overall lifestyle awards, but just this past week we were recognized in the Wall Street Journal and ranked #1 in the emerging luxury market. We have arrived! 


The weather has unbelievably cooperated with us, and spring buds are already on the trees. That green pine pollen, which drives us all crazy, has shown up early this year and the good news is it will be over soon and we will know that spring has officially arrived. Its a tremendous feeling to wake up in the Lowcountry in early February with the sun on your face and the ability to take a pleasant long comfortable walk. Life is very good in the Lowcountry.
